We are a Private & Hard Money Lender sourcing & consulting company dedicated to find the best loan solutions to beginners or experienced real estate investors. 

• For Beginners investors, usually private money lenders will do up to 80% ARV, up to 80%LTV, and 100% rehab.
• For seasonal investors, private money lenders will do up to 90% ARV, 90% LTV, 100% rehab.

This will vary depending on the deal.

Our Private & Hard Money Money Lenders can go between $75,000 - $20,000,000

We work with different private & hard money lending institutions, each with their own lending criteria. Our goals it’s to find one that suits your needs and do not do credit pulls, unless it’s fully necessary.

Short answer, No. We do not provide funding for the purchase of any owner occupied residential properties. Our loans are strictly backed by non-owner occupied residential and commercial properties, and are issued to a business entity. However, you can always refinance later to a traditional loan.

As a Private & Hard Money Lender sourcing partner, we do not have a minimum credit score. However, every partner we work with have different criterias. So we’ll find the best that suits your needs and your current situation. We’ve also found that a 650 credit score it’s a good score to start.

We do NOT charge upfront fees. However, we get a “finder’s fee” that goes alongside with the loan origination fees, paid at closing. We don’t get paid, unless you get funded!

Our partners are eager to help you close on your deal as fast as 10 days. However, everything will depend on how quick you can provide all the necessary documentation
